Building Codes & Structural Engineering
All house plans from Coastal Home Plans are designed to meet the International Residential Code (IRC) at the time the plan was drawn and to the local codes for the area where the designer/architect is located.
Every state, county or municipality will have its own building code requirements. In addition, your lot conditions may have unique characteristics that require your builder and his/her engineer to make changes to your plans prior to submitting for permits. This is especially true in coastal areas where it is likely that a licensed structural engineer will be required to review and stamp the plans prior to submitting for building permit(s). It is your responsibility to do diligence regarding the building codes, rules and regulations that apply to your building lot prior to beginning construction. In the event that any liability is imposed on Coastal Home Plans, Coastal Home Plan’s liability to you or any third party shall not exceed the price paid for the Coastal Home Plans house plan.
